Do I need to be an experienced investor?
No. We work with both first-time and experienced investors. Whether you’re looking for your first buy-to-let, a BRR (Buy, Refurbish, Refinance) project, or a long-term portfolio addition, we tailor deals to suit your level of experience and goals.
How do you find your property deals?
We monitor estate agents, auction houses, property portals, and off-market opportunities. We also use our local network and marketing to source exclusive deals that aren’t widely advertised.
How does the deal process work?
When you see a deal you’re interested in, you can reserve it with a reservation fee. We then provide you with a full deal pack, including comparables, estimated refurb costs, potential rental income, and exit strategies. You’ll have time to review the deal before proceeding.
What fees do you charge?
Our sourcing fee is 2% of the property purchase price. To secure a deal, you’ll pay a reservation fee equal to 25% of the sourcing fee. The balance is payable upon completion. For bespoke sourcing, where we find properties tailored specifically to your requirements, our fee is 5%, with 50% payable upfront.
Are you regulated by the FCA?
No. Jones & Quinn Investments is a property deal sourcing company, not a financial adviser. We are not authorised or regulated by the Financial Conduct Authority (FCA) and we do not provide financial advice. All investors should seek independent financial, legal, and tax advice before committing to any investment.
Do you guarantee returns or property performance?
No. While we carry out due diligence and provide detailed information on every deal, all investments carry risk. We do not guarantee rental income, capital appreciation, or refinancing outcomes. The final decision and responsibility always remain with the investor.
How do I know the numbers are reliable?
Each deal pack includes comparable sales data, local rental evidence, and estimated refurbishment costs. We encourage all investors to do their own due diligence, seek independent surveys, and verify figures before proceeding.
Can you find properties to my exact requirements?
Yes. Through our bespoke sourcing service, we’ll sit down with you, understand your investment criteria (budget, location, strategy, yield targets, etc.), and then go out to find deals tailored specifically to you.
